Extensions built around how you live
Most people who call us about an extension have the same problem: the house works, but the kitchen is too small, the living space is cut into little rooms, or the family has simply outgrown it. A well planned extension fixes that and adds value to your home at the same time.
Ben has been in the trade since he left school at 18. That experience shows in the details people notice every day: floors that line up, walls that are straight, and a new space that feels like it was always part of the house.
Types of extensions we build
Rear extensions. The most common choice for Kildare homes. Push the back of the house out to create a bigger kitchen, dining or family room.
Open plan kitchen extensions. Knock through, extend and open the space up to the garden. One of our recent jobs was an open plan extension finished with a new patio outside, so the indoor and outdoor space flow together.
Side extensions. Make use of side passages for a utility room, downstairs toilet, home office or wider kitchen.
Single storey extensions. Ideal for adding a living room, playroom or ground floor bedroom.
How an extension project works with BMCC
1. Site visit. Ben visits your home, looks at the space, access and ground, and talks through what you want the extension to do for your family.
2. Written quote. You get a clear quote setting out the work. If your extension needs drawings or planning permission, we will tell you at this stage so nothing comes as a surprise.
3. Groundworks and structure. Foundations, blockwork, roof, windows and doors. This is where building it properly matters most.
4. Internal works and finishing. The new space is finished and opened up into the existing house.
5. Outside finish. If you want, we lay the patio and finish the garden so the extension looks complete from day one.
What affects the cost of an extension in Kildare?
Every extension is different, so we price each one after a site visit. The main things that affect the cost are the size of the extension, whether it is single storey or more, the roof type, ground conditions and foundations, access for machinery, the amount of glazing, and the level of finish inside.
Knocking through and opening up the existing house, moving drainage, and finishing the garden afterwards also play a part. Your quote will set all of this out clearly.
Planning permission and building regulations
Many single storey rear extensions in Ireland are exempted development, meaning they do not need planning permission, as long as they stay within set limits. These include a maximum floor area (40 square metres on the ground floor, including any earlier extensions), height limits, and leaving at least 25 square metres of private garden behind the house. Two storey extensions, side extensions and homes in protected areas often need permission.
Whether or not planning permission is needed, an extension must still meet building regulations. If you are unsure where your project stands, check with Kildare County Council or an architect before you start, and Ben can talk you through what usually applies.

With over 12 years in the trade, he knows that the details you notice every day, floors that line up, straight walls and a clean finish, come from doing the groundwork properly. FAQ
Questions, answered
Anything else you want to know? Ben is happy to talk it through.
Do I need planning permission for an extension in Kildare?
Not always. In Ireland, many single storey rear extensions are exempt from planning permission if they stay within set limits, for example a ground floor area of up to 40 square metres including any previous extensions, and leave enough garden behind the house. Every house is different, so check your own situation with Kildare County Council or an architect before you start. Ben can talk you through what usually applies.
How much does a house extension cost?
It depends on the size, the type of extension, the finish you want and the ground conditions. The best way to get a real figure is a site visit. BMCC Construction gives free, no-obligation quotes.
How long does an extension take to build?
A typical single storey rear extension usually takes a number of weeks from foundations to finish, depending on size and finishes. You will get an expected timeline with your quote.
Can you do the patio and garden after the extension?
Yes. Because BMCC Construction does both building and landscaping, we can finish the outside too, so you are not chasing a second contractor.
Can I stay in my home while the extension is built?
In most cases yes. Most of the work happens outside the existing house until the final knock through, and we will talk through how to keep disruption to a minimum.
Do you build kitchen extensions?
Yes. Open plan kitchen extensions are one of the most popular projects we build, often finished with glazed doors out to a new patio.
Which areas do you build extensions in?
Across Co. Kildare, including Newbridge, Naas, Kilcullen, Kildare Town, Athy, Maynooth and Celbridge, plus nearby towns. See areas we cover.
